Why Singapore Landed Properties Remain One of the Most Exclusive Residential Assets

Owning a landed home is a dream shared by many Singapore families. Yet, landed properties make up only a small proportion of Singapore's total housing stock, making them among the most exclusive residential assets in the country. Their rarity, combined with Singapore's limited land supply and carefully managed planning policies, has helped support their long-term appeal.

Unlike apartments and condominiums, new landed developments are uncommon. Most consist of only a handful of detached, semi-detached or terrace houses built on individually acquired plots. As a result, buyers have relatively few opportunities each year to purchase a brand-new landed home directly from a developer.

 

Limited Land Supply

Singapore's total land area is finite, and only designated areas are zoned for landed housing. The Government carefully balances competing demands for residential, commercial, industrial, transport and recreational uses. Consequently, the supply of landed homes increases only gradually, contributing to their long-term scarcity.

This limited supply has historically supported the value of quality landed homes, particularly those in established neighbourhoods such as Bukit Timah, Holland, Serangoon Gardens, Thomson, Katong and the East Coast.

 

Strict Ownership Rules

Singapore imposes strict ownership rules on landed residential property.

In general:

  • Singapore Citizens may purchase most landed residential properties, subject to normal legal and financing requirements.

  • Singapore Permanent Residents generally require approval from the Singapore Land Authority (SLA) before purchasing landed homes.

  • Foreigners are generally not permitted to purchase landed residential property on mainland Singapore without approval under the Residential Property Act. Exceptions exist for approved cases and for landed homes in designated areas such as Sentosa Cove, subject to prevailing regulations.

These ownership controls help preserve landed housing primarily for Singapore citizens while supporting a stable and sustainable property market.
